Tenant Representation
‘Ya Know’, the best thing for most of our tenant representation clients is that they generally don’t have to pay for the services we provide.  We'll admit, this part still doesn’t make a lot of sense to us, but this is how it works:

The landlords and their bankers plan on paying a commission to those who assist in the procurement of tenants.  Broker commissions are a normal operating cost, so over the years it became the custom for the owner to pay both the landlord and the tenant portion of the commission.

And so it is today! However, if this tenant representation thing really catches on, landlords may not be so enthusiastic about the current structure, but for now this is the best deal in town for tenants, you get excellent service from someone who represents ‘your best interest at all times’ and somebody else pays the bill.  Good deal!

Acquisition Representation
Once again the owners and their bankers have this one figured out in your favor.  Same logic here as in Tenant Representation, the commission for services rendered is figured into the sale price of properties and in California it is the custom for the owner to pay both the listing broker and the buyer’s representative an equal share of the commission; one half for the broker who represents the seller and one half for the broker who finds and represents the buyer.  Good deal!

Consulting Services
Now this part doesn’t go quite the same.  We often get asked to advise or provide non commissionable services, these we charge for on an hourly basis that ranges from $55 - $500 per hour depending upon the level of experience of your representative and the degree of difficulty.  Just like the Olympics.

Hourly Fees

Administrative $55-$80

Associate $125-$200

Senior Associate $250-$300

Principal $400-$500

Products and Services
This category is different once again.  Sometimes services are included in the brokerage or consulting fee and sometimes it isn’t appropriate.  Here is a sample of some fees:

  • Acquisition financial analysis – included
  • Comparative lease analysis – included
  • Lease vs. sale analysis – included
  • Whining and complaining about all included services – just checking to see if you’re awake.
  • Special mapping - $125 Hr.
  • Time lines, both Excel and Project – included
  • Escrow checklist and post contract monitoring – included
  • Appraisal services - $200 per hour (project pricing available)
